REGISTRATION PROCESS
How to register a lodging on oh-holidays.com?To register your property you must complete the Registry Form for Properties on the web page, including the Proprietor’s data and all the information referring to the property. Remember that the most important aspects regarding your published property are: photographs and the description of the accommodation.
What information should be included on the form? Is the registration process simple?The registry process is painless and it requires you to complete the information in each section. The first section must include: the rental property address, your personal data and the contact person’s data.
In the second section, describe with the greatest possible detail the equipment and distribution of the property.
It is necessary to specify a contact person in the registration form?It is very important; the contact person refers to the individual responsible for receiving the clients, delivering the keys and managing their departure after the stay. The contact person may be the proprietor or another person, but this will be the person to receive the reservation confirmations.
You may change the contact person at any time by simply informing us.
How many properties can be registered?You can register a limitless number of properties. As a registered proprietor it is not necessary that you fill out all of the data again, simply indicate in “You are a registered proprietor” in the section Details of the Proprietor, your User and Password.
How many photographs are necessary?We need to select and publish a minimum of 5/6 photographs, based on the dimensions and distribution of the accommodation, which help describe the property to the client. For example: living room, dining room, bathroom, kitchen, bedrooms, etc.
Regarding the information we provide to the client about your property on the web page, the most important is the photos and second, the description of the property. Therefore, the more photos the better.
The main photo is the most important and the format must be horizontal. For flats or apartments it must be of the living room, a view, or the most general photo possible to give the client an idea of what your property is like. For example, for a study the photograph should provide a general idea of the living area. If your property is an independent house, the main photo must be of the outside of the house.
In both cases, the rest of photographs must include a minimum of: 1 of the kitchen, 1 of each bathroom and/or guest toilet, 1 of each bedroom, and anything which may be considered opportune such as a terrace, balcony, office, etc.
For privacy reasons, we cannot publish photographs with people or personal objects.
Once the registration is finished and the photographs have been sent, will the property be published online immediately? What more is needed to publish the property on the web page?If you have completely filled out the registration form (including the description of the property), you have sent high quality photographs, the prices you would like to apply and you have accepted the General conditions that govern the collaboration with the Proprietor, your property will be activated and available for reservations within a short period of time.
Will I have personalized assistance during the registration and publication process?With complete certainty! Immediately after receiving your registration data, our commercial department will contact you (with assistance in 5 languages) to review the facilitated and pending information, and clarify any doubt you may have about the services and operative system.
The sales agent assigned to your property will be your contact person for commercial questions during the collaboration.
How do I update photographs and/or information for my property?It is our obligation to maintain the properties on our web page 100% updated, for that reason the Proprietor must immediately communicate any changes (equipment, electric appliances, etc.) to Open House Spain S.L., even if the change is temporary.
Each proprietor is assigned an advisor from the customer service department for proprietors (assistance in 5 languages), apart from the sales agent / contact person, who is available to help update information, substitute photographs, etc.
Feel free to consult with your advisor about any questions or suggestions, as well as accept the suggestions made by the advisor in order to increase the yield and the number of reservations for your property.
What condition must my property be in to rent it?In the first place, the proprietor is responsible for ensuring the property fulfils the effective local legislation regarding home rental as well as the occupancy requirements according to location of the accommodation: City, Region and/or Country.
In general, we would like the Proprietors to put themselves in the situation of our clients, and leave the accommodation accordingly.
The property must be in good state, well maintained, and by all means hygienic. The electric home appliances and equipment must be specified on the web page at the time of reservation and in correct working order.
The equipment and electric appliances provided should belong to the proprietor and based on the quantity and capacity, according to the dimensions and distribution of the house as well as the maximum occupation.
Any alteration should be immediately conveyed to OPEN HOUSE SPAIN SL who will make changes in the description of the accommodation on the web page.

GENERAL CONSIDERATIONS
What type of properties does Open House Spain S.L. accept for publication on the web page?
Generally we accept apartments, houses, villas, B&B and other tourist accommodations, as well as rural houses, in the principal European cities, but not in all destinations. If you have any doubts or consultations, please contact us.
The properties must be of high quality, in optimal state of conservation and cleanliness and with all the necessary equipment and electric appliances for a comfortable stay. The proprietor is responsible for ensuring the property fulfils the effective local legislation regarding home rental as well as the occupancy requirements according to location of the accommodation: City, Region and/or Country.
Is it more advantageous to rent property per days, weeks and/or months instead of annual contracts or longer? Why?
The yields a Proprietor obtains, without entering into consideration the location of the accommodation, are superior in short / medium term rentals, easily earning triple the benefits obtained by a Proprietor renting annually by conventional means.
Furthermore, the wear and tear a lodging usually suffers during a rental period are minimum, while your income is greater, simply because the objective for the clients renting your property is to explore the city and/or area, and the actual time spent in the accommodation is minimum.
Additionally, the proprietors who chose to rent per year run the risk of not receiving payment. With our formula of short term rentals, this risk is nonexistent and the lodging will be available for the proprietor if needed.
According to the destination, it is better to rent per days and/or weeks in high season, since there is a great deal of demand during this time. However, in low season we recommended keeping the option of rent per weeks/month in consideration.

AVAILABILITY OF THE PROPERTY
How do I communicate the availability of my property? How do I communicate my own reservations or those of third parties?
Thanks to our on line reservation system your property may receive reservations 24 hours per day and 365 days per year.
The dates available for rent are indicated by the Proprietor in the Availability Calendar through the Proprietor Module, accessible on the web page with the user name and password. Simply maintain your calendar updated with reservations for third parties, as well as dates for “personal” use.
What happens if I have problems updating the calendar? What can I do?
If for any reason you cannot carry out blockades of dates through Proprietor Module on the web page, the Proprietor must immediately communicate the blockades by telephone and confirm by email, within our labour schedule: Monday through Friday 14:00 - 20:00 h.
Who has priority if reservations overlap?
The reservation conducted by OPEN HOUSE SPAIN SL, on the basis of availability facilitated by the proprietor on the property calendar, will have absolute priority before any other.
>What can I do when there are situations affecting the tranquillity or comfort of the client, for example: construction, repairs, neighbourhood celebrations, etc.?
You must immediately inform Open House Spain in order to notify the clients who already have reservations, and add the information to the property description on the web page. If there is a temporary situation, please notify Open House Spain S.L. when the situation has been standardized to update the description of the property.

CONDITIONS AND PAYMENT OPTIONS
Is it advisable to sign a rental contract with the clients?
Open House Spain S.L. recommends the Proprietors to facilitate and jointly sign a corresponding rental contract, stating the rules of use and coexistence, amounts corresponding to rent, deposit, etc., always based on the location of the property and the effective legal norms in each country.
When must the client pay the rent of the accommodation?
The amount corresponding to the rent fixed by the proprietor will be paid in cash by the Client when the keys are handed over by the Proprietor or contact person.
The Client will also pay the deposit/guarantee in cash, and this amount will be returned on the departure day after the Proprietor and/or Contact Person has reviewed the state of the lodging.
Open House Spain S.L. is not in any way implied in the signing of the contract by the proprietor and client, nor in the possible non-payment of the rent and/or deposit/guarantee.
If a client wants to prolong his/her stay or wishes to vary the number of occupants, what should the proprietor do?
Immediately contact Open House Spain S.L. to formalize the modification of the reservation in our system.
Do the clients make a pre- payment to guarantee the reservation?
In order to confirm the reservation, the client must pay a deposit when making the reservation which corresponds to our commercial margin.
The rest of the pending amount corresponding 100% to the rent fixed by the proprietor is paid in cash to the proprietor at check-in.
What happens if a client does not appear on the day of their check-in?
If a Client does not appear or cancels their reservation within less than 24 hours before the anticipated arrival day, Open House Spain S.L. will compensate the Proprietor, after receiving the corresponding invoice, with 50% of the pre-payment paid by the Client when realizing the reservation.
The service is really gratuitous?
Indeed, the service of promotion, publicity in the web page and management of reservations offered by Open House Spain S.L. IS COMPLETELY FREE FOR THE PROPRIETOR.
Who determines the rental amount for the property?
The amount of rent is set by proprietor, in agreement with our considerations. Obviously the tariffs vary based on the type of lodging, its state, equipment, capacity, etc.
If you need help, please feel free to contact the Sales agent and/or advisor from the Customer Service Department for proprietors who will be happy to provide their expert advice.
Who will be the person in charge if there are mishaps during the client’s stay in the accommodation?
Open House Spain S.L. is not responsible for any damages or mishaps that may occur during the client’s stay in the house, during the use of facilities, and/or during the use of their elements and home appliances, etc. The Client must go to the Proprietor or the Contact Person in order to solve the incidence as soon as possible.
Should I sign a contract with Open House Spain S.L.?
You will not have to sign a conventional contract, but you must accept the General Conditions that appear at the end of the registration process which will govern the mutual collaboration and establish the obligations, responsibilities and contractual rights of both parties.
Please, it is very important to carefully read the General Conditions before accepting them, and once accepted you should print them and/or save them on your PC. Please contact us if you have any doubts or comments.
What duration does the collaboration agreement have? How is it renewed?
The contract with our company lasts one year from the acceptance date of the General Conditions. The collaboration is automatically renewed if there is no communication to the contrary by either party regarding the circumstances mentioned General Conditions.

ABOUT THE PROPERTY
Is a cleaning service recommended? What exactly does this mean?
When a new client arrives at the property, the apartment must be clean and equipped with sufficient sheets and towels for the number of renters and the duration of their stay.
At what time are check-in / check-out generally realized?
The Conditions of Use for Clients published on our web page establishes that the client’s departure generally takes place before 11:00 and the arrival of new clients must be realized after 16:00, however based on the availability of the property, the arrival and departure times are a question of courtesy and should be adapted as much as possible to the travel times of the client.
How are the additional expenses such as water, light, etc. handled?
Generally these expenses must be included in the tariffs set by the Proprietor for the rent of the lodging.
If the proprietor feels there is an exceptional circumstance where an expense should be charged separately, this information must be communicated in the property description published on the web page, but please take into consideration that doing this can remarkably reduce the number of reservations for your property.
