This is a gracious “belle époque” apartment building with its beautiful façade, balconies, traditional louvred shutters, handsome solid front doors, marble staircase, charming old wrought-iron and mahogany ‘Edwardian’ lift and high ceilings – this Nice apartment would grace the very smartest Parisian street. This is a real “town” apartment, yet is situated just 200 metres from the world-famous Promenade des Anglais and the beaches, and just 400 metres from the renowned Negresco Hotel ( the wedding cake hotel ) and the Musée d’Art et d’Histoire (Palais Massena) in one direction and the Musée des Beaux Arts at the same distance in the other direction. Within 150 metres you have La Cité de la Buffa, the biggest covered market in the centre of Nice with over 40 stalls selling top quality fresh produce and a wide range of local specialities, and all the restaurants, cafés and bars you could possibly want and also a large supermarket. The apartment is ideally placed for you to enjoy Nice and all of the French Riviera. A car is definitely not required although there are parking meters in all the streets around and there is a multi-storey car park within 200 metres should you arrive by car or hire a car whilst you are here. By taxi, hire car or private car, the property is conveniently only seven minutes from Nice Airport. At this apartment in Nice you enter the building through massive double doors into a marble floored hall with ornate ceilings and either walk up the marble staircase or take the charming old lift to the second floor. There is an entry phone system. You enter this Nice apartment through tall double doors. This is a very spacious, light and sunny apartment with high ceilings and generous-sized rooms with marble-tiled floors throughout. There is a large hall with elegant double doors to one side, giving access to the large, sun-filled, south-facing lounge with a stylish dining area (some 28m² or 300 sq.ft.). There are two pairs of full length French windows - one pair has an ornate wrought-iron balustrade/balconnette facing the street, the other pair allowing you to step out on to the balcony overlooking rue Dante and giving you a good view up and down the street. It is always fascinating to observe the local Nicoises going about their daily lives. There is a CD/tape player/radio, DVD and a television, should you have time to watch it! All the furniture and furnishings throughout the apartment are in the Louis XVI style and there are chandeliers in every room - even the kitchen and the bathroom! Also from the hall, to the other side, there are again matching double doors into Bedroom One, which is again spacious and elegant. There are twin-linked beds giving you a king-size double with separate mattresses and bases which can therefore be separated to make twin beds if you prefer. Full-length windows with a wrought-iron balustrade/balconette give a view over a well-maintained “cour” (inner courtyard). There is plenty of wardrobe space. Bedroom 2, also accessed from the hall and south-facing, has full-length windows and an ornate, wrought-iron balustrade/balconette. There is a very comfortable sofa bed with proper mattresses, which, unusually, is designed to give a single bed, or two separate single beds, or you can place the 2 singles side by side to create a double bed. There is again a large wardrobe. There are 2 fold-up beds with proper mattresses, which are normally stored out of the way, thus providing a 5th and 6th bed if required. These can be utilised in the lounge, therefore creating 3 separate sleeping rooms if needed. The kitchen is typically French and with room for everyone to sit for breakfast. There is a fridge/freezer, cooker with oven and hob, microwave, electric kettle, toaster and cafétière and washing machine/dryer, iron and ironing board. This Nice apartment has a large, well-fitted traditional bathroom with a proper full-size window, full-size bath with shower facility and wash hand basin. A hair dryer is provided. There is a separate toilet room with a wash hand basin. Both the toilet and the bathroom can be accessed at all times of the day or night without disturbing the other occupants. Note: The keys to the apartment are posted to the visitor approximately 2 weeks before the start of the stay by 'insured - to be signed for' service. The visitor has to post the keys back to the owner by a similar 'insured - to be signed for' service after their visit. If it is a last-minute booking and there isn't time to post the keys, then the visitor can pick up a set of keys from a restaurant when they arrive in Nice and they return those keys to the restaurant at the end of their stay before they leave Nice. NOTE: In order to book this property, the owner requests a deposit of 30% of the rent by bank transfer in a maximum term of 7 days to count from the date when the reservation has been made. The remaining 70% will have to be paid at the moment of the arrival to the flat when the keys will be handed over. For reservations made less than 10 days before the arrival, the total payment has to be paid when handing over the keys, when one arrives at the apartment.

NOTE:
Reservations made 45 days prior arrival:
- The owner requires the payment of 30% of the rental price within 7 days after having made the reservation via bank transfer. The payment with American express is not accepted.
- The remaining amount (70% of the rental price) has to be paid to the owner via bank transfer latest until 45 days to arrival.
- At arrival just the deposit (which will be given back when leaving the apartment) has to be paid.Reservations made less than 45 days prior arrival:
- The whole rental price (100%) has to be paid to the owner within 7 days after having made the reservation via bank transfer.
- At arrival just the deposit (which will be given back when leaving the apartment) has to be paid.
